The estate, destined to be the site of the First Garden City, was excellently chosen. It lies, as nearly everybody now knows, some thirty miles from London and twenty miles from Cambridge, not far distant from the town of Hitchin in Hertfordshire. A visit to this delightful spot well repays the time and trouble, and every facility is offered by the Great Northern Railway Company, which has already opened a temporary station at Letchworth called " Garden City. " Nearly 4, 000 acres of land have ...been purchased on high ground, and it has all been care- fully surveyed and planned out according to the principles which the Garden City Association has advocated. This large estate was bought at the low rate of ^"40 per acre so that the full benefit of cheap purchase of land should accrue to the community which, it is hoped, will soon form the First Garden City. The full advantage of the 'unearned increment " is also reserved to the community by the stipulation that shareholders shall receive at no time more than 5% interest on their investment.
