On the other hand, in New York State and many other states in the Union, a conveyance of land need not be under seal, so the word "conveyance" is exactly inclusive of a con- veyance of land, because the conveyance may be under seal, in which case it is a deed ; or it may not be under seal, and still be effectual. However, in this discussion of the subject, the word "deed" will be used as in com- mon parlance, to mean a conveyance of real property effectual to transfer title, whether that instrument be under seal or not.
